The inventory and closeout process is usually a mind numbing experience for the homeowner, but will usually take a week or two to complete. There are some steps the owner may have to do, that we do not cover at Lake County Sales for obvious reasons. If there is something you are unsure about, please feel free to call us and we’ll be happy to discuss with you.
First we will process your home for all valuables and if there are any items remaining that are not of any value, those items will be sold at auction. We will then remove everything that is to be sold at auction, and if there is still not enough to fill the vans, you will be contacted with more information about what options are available. At that time we will ask you to sign any release for items still remaining in the residence and gather the rest of the goods from the home.
Lake County Sales is not responsible for the condition of the inventory, but will try to ensure that the items are cleaned and arranged in an orderly fashion. This step may be skipped for homes that are clearly in foreclosure. If you are looking to keep the items in the home, we will make arrangements for a locker for your convenience.
The next step after processing your inventory is to have our auctioneers sell everything remaining. There are a few items like furniture, bicycles, antiques that are not up for auction. All of these items will be sold at auction. After the auction we will calculate the final total for all valuables and add in an estimate of the rent owed based on our current business environment. This will not be an exact number as it is really impossible to know all of the expenses of a home. After this is completed we will have a bond or cash deposit
